The Torbay Lodge Guest House now fully complies with The Fire (Scotland) Act 2005 as amended and the fire safety (Scotland) Regulations 2006.

All serviced accommodation in Scotland must now comply with this new legislation a move which is causing great concern to many local and national bed and breakfasts, guest houses and hotels (see article)

In September 2007 we were visited by Dumfries and Galloway Fire and Rescue Service to discuss fire safety arrangements to comply with the above act.

£4,000 later the Torbay Lodge Guest House, Dumfries is one of the first guest houses in Dumfries and Galloway to meet the benchmark standard.

• Fire alarm system BS 5839 Part 1: 2002 L1

• All doors leading onto the accommodation stair escape route have been made smoke stopping by the fitting of intumescent strips and smoke seals.

• Ground floor doors have been upgraded to fire resitence of medium duration (60 miniutes) made close fitting and fitted with a self closing device.

• The basement/ laundry room has been enclosed by compartment walls and ceiling with a medium duration (60) minutes fire resitance. The laundry room door is a fire door with the same resistance is fitted witha a self closing device.
